📊 Terms Made Simple
Portfolio Cash Flow: Total monthly rent from all properties minus total monthly expenses from all properties. This is your combined passive income.
Equity: Current market value minus remaining mortgage. This is your real wealth in real estate — money you can access through selling or refinancing.
Cash-on-Cash Return: Annual cash flow divided by total cash invested. A 10% CoC means you earn $10K/yr on $100K invested — much better than a savings account.
Appreciation: How much property values grow annually. National average is ~3-4%. This silently builds your wealth even when cash flow is modest.
